  1. Great show. Pensacola is a time-warp. Feels like Miami in the 1980s or Tampa 20 years ago.
    Big influx of yuppies from Nashville and the South in general has gentrified the historical downtown, and fast-tracked development on the peninsula of Gulf Breeze and Navarre where developers can’t build fast enough.
    Florida’s last affordable waterfront properties are in this region.
